India's Union Cabinet has reportedly sanctioned a significant expansion of the Pune Metro network, approving an investment of ₹9,857.85 crore under Phase 2. According to official sources, this approval authorises the construction of two new corridors — Line 4 and Line 4A — spanning a combined distance of 31.6 kilometres with 28 elevated stations.

The project is expected to be completed within a five-year timeframe and will substantially enhance Pune's public transport infrastructure. With this expansion, the city's sanctioned metro network is set to cross the 100-kilometre milestone, positioning Pune among India's leading metro-connected cities.

New Corridors to Strengthen Connectivity Across Key Zones

Line 4 will reportedly connect Kharadi to Hadapsar, then proceed to Swargate before terminating at Khadakwasla. This corridor is designed to link IT parks, industrial hubs, commercial zones, residential localities, and major commuter routes. The expansion through the Kharadi-Wagholi corridor is particularly significant given the area's rapid growth as a technology and residential hub.

Line 4A is planned to operate between Nal Stop and Manikbaug via Warje, extending connectivity to western Pune's residential suburbs. Areas like Warje are already witnessing rising property demand, and the metro link is expected to further boost development in this belt.

Both new lines will reportedly integrate seamlessly with existing and sanctioned metro corridors, offering interchange points and improved multimodal connectivity combining metro, rail, and bus services. This integration is anticipated to reduce dependence on congested road networks across the city.

Real Estate and Economic Implications

The expanding metro network is expected to reduce traffic congestion, shorten commute times, and improve overall mobility for daily commuters, IT professionals, students, and the working population. Areas along the Hadapsar corridor and surrounding zones stand to benefit significantly from enhanced accessibility.

Improved connectivity is likely to boost demand for real estate across residential, commercial, and transit-oriented developments around station zones. Industry experts suggest that the Pune property market could witness renewed investor interest in micro-markets along the proposed metro routes.

The expansion aligns with Pune's growing status as a major IT, industrial, and education hub. Better public transit infrastructure could strengthen workforce mobility and support further economic growth. Major developers are already planning large-scale residential projects in these corridors, with Godrej Properties announcing a ₹4,200 crore housing project in the Kharadi-Wagholi belt.

Project Implementation and Timeline

With the Cabinet approval now secured, planning and detailed design work have reportedly commenced. Over the coming months, authorities are expected to conduct surveys, finalise alignments, and initiate land acquisition where necessary before phased construction begins.

The new metro corridors, once operational, could reshape commuting patterns, residential choices, and investment dynamics across the Pune metropolitan area. For those exploring residential projects in Pune for investment, proximity to proposed metro stations may emerge as a key consideration.

The expansion also complements the city's broader infrastructure development plans, including improved commercial office spaces for IT companies and enhanced connectivity to neighbouring industrial zones.
