Bangalore based TriVeda Capital, a Sebi-registered Alternative Investment Fund (AIF), intends to fund INR 7200 Cr to invest in regional development projects.

The financing included the retention of an extra 50 billion through a green-shoe option. Bangalore Opportunity, a Category II Alternative Investment Fund (AIF), specialises on planned development and residential properties in important South Indian urban districts. The fund intends to accumulate $1 billion in AUM during the following five years.

The fund, which has a 5-year duration, expects to reach its first closure in the coming quarters. The fund would spend between 15 and 50 crore rupees each project, with total project life cycles of three years. Raj S. Inamdar, a partner at Triveda Capital, said, "We aim for an IRR between 18 and 21%."

Through a green-shoe option, TriVeda Capital is keeping an extra 50 billion in its current round of funding.

The company already has two projected transaction projects in the queue in Bengaluru, totaling 25 acres and 4 acres, respectively.

 

Ravindra Pai, Managing Director of Century Real Estate Holdings and a partner in the newly created fund, said, "We aim to concentrate on the Bangalore market since it has significant depth to expand up."

 

Together, the two partners have managed an active development portfolio that exceeds 15 million square feet and completed deals totaling more than USD 2 billion.

Conclusion:

Such strong Alternate Investment Funds (AIFs) are anticipated to inject much needed cash into the Indian real estate market.
